Structural Wood Repair for Dishinger Residence, Matthews

Residential Foundation Repair

Project: Dishinger Residence
Location: Matthews, North Carolina
Date: April 2010

Problem:

The Dishinger home is a one-story framed brick structure built in 1942. In 2008 several trees fell on the home and causing the homeowner to look into the
damage that was caused. While evaluating the damage cause by the trees, the homeowner discovered structural damage in a large portion of the home.

Solution:

Dry Pro remedied the problem by repairing the decayed band sill as required along the length of the rear of the home. In order to completely remedy the
combination of issues at the rear wall foundation we replaced the entire length of the wall with a pier and curtain wall. In order to support the first floor framing
we poured in place concrete footings. The new footing is 20' wide and 12'deep, reinforced with 2 continuous #5 rebar located 3' above the top of the footing.

We secured the joists currently supported by the centerline girder, installed a whole line of support. The support should consist of a 3-ply, 2x8, pressure
treated, dropped girder with vertical supports at every third joist bearing location. The vertical supports are 8'x16' concrete masonry unit piers with the
top 4" constructed using clay brick. The footings are 16"X24"X8" thick, poured in place concrete.

Results

The installation of the new girder and masonry piers lifted the house up and stabilized it.
