Problem:
The Gantt residence is a ranch-style home with a full basement that was
built in 1972. The homeowners had been trying to sell the home for more
than a year, but due to the severe bowing basement wall and water
intrusion problems, potential buyers were not interested. The homeowner
decided that in order to sell the home and restore its property value, these
problems needed to be permanently resolved so that the asking price for
the home would not have to be reduced by 20-25%.
Solution:
Dry-Pro Basement Systems remedied the problem by installing eight (8)
Foundation Supportworks™ Wall Anchors on the cracked and bowing
foundation wall. Earth anchors were embedded deep into the soil twelve
feet out from the damaged wall. The earth anchors were then connected
to steel wall plates on the inside of the basement by a 3/4" threaded rod.Once all of the anchors were installed, the wall anchor system was
tightened, and the basement wall was pulled back to its original position,
closing many of the cracks in the walls. The moisture and mold issue
was corrected by installing a WaterGuard® perimeter drain system and a
SuperSump™ sump pump. The installation of the wall anchors and
waterproofing products enabled the homeowner to retain the value of the
home and give assurance to prospective buyers that these problems had
been effectively remedied.
